This iconic Ralph Haver home combines mid-century modern architecture with contemporary finishes in a $90,000 permitted, “down-to-the-studs” renovation. Back in the early 1950s, the area that is now known as Starlite Vista was an orange grove, like much of the surrounding area. Southwest Development Co., AKA Starlite Homes, replatted an existing subdivision called Siesta Manor and renamed the subdivision Starlite Vista. They partnered with builder, Colson and Cottell, and renowned local architect, Ralph Haver, to create a series of modern homes for the subdivision. 1410 W. Glenn Dr. is the signature Haver “Spacemaster” model which was built in 1957. Notable architectural features include the low-sloped roofline (which originally had a groovy rock roof), exposed beams, vaulted ceilings in every room, exposed painted interior block walls and clerestory windows. The stack bond block “modernistic fireplace” is believed to be an original feature, as it was an available custom builder upgrade. The fireplace can be seen on historic aerials dating back to 1969 (prior years were too blurry to view). The fireplace is one-of-a-kind within the 30 homes subdivision.  Homes were advertised for sale starting at $13,200. Records indicate the first home in Starlite Vista was completed in 1953, although early advertising in the newspaper didn’t start appearing until 1956. One of the first owners in Starlite Vista was Jimmie Nunn, who purchased in June of 1956 (1418 W. Palmaire Ave). Nunn was a big contributor to Haver’s successful career, having spent 33 years working along side him. Nunn started working for Haver in 1952. In 1956, he was introduced as a partner at Ralph Haver and Associates.

Ralph Haver’s catalog of work is impressive (check out the most comprehensive Haver Chronology on the Modern Phoenix Network: https://modernphoenix.net/haver/chronology.htm). Haver designed everything from custom and tract homes to schools, hotels and churches. Those lucky few who own his homes know just how special they really are. Haver received much press for his designs over the course of his career. This quote seems to sum up why he loved architecture so much. “Architecture is both an art and a hobby, and it is constructive. Unlike medicine and some other professions, it is pleasurable. Starlite Vista has been evolving over the decades, bringing a new contemporary buzz to this mid-century modern hive. Architects, designers and modern lovers have been putting their own stamp on these treasured residences. 1410 W. Glenn is no exception. This beauty went to the parlor and is ready for her close-up. A permitted renovation was completed with licensed tradesmen. The retro-cool bones of this Haver are intact and the interior has been revamped with fresh design and modern conveniences.

The home’s front façade was remarkably intact, with some defining features added over the years including the front block landscape wall. The exterior features Dunn Edward’s highest grade exterior paint, Spartashield. A commercial aluminum and glass entry door is finished with matching window series adjacent to the fireplace.  All of the home’s original casement windows have been replaced with energy-efficient, dual pane, low-E windows. The exterior is finished with all new modern lighting fixtures. A new lockable mailbox greets you at the front of the home.

True to the original design, the kitchen has been completely opened up to the great room and dining room. The new high-design kitchen features Euro-style, soft-close cabinetry, Silestone quartz countertops, Krause sink and faucet, huge island with seating area and stainless steel Whirlpool appliance package, with commercial 5 burner, dual fuel range/oven, built-in microwave and Valore vent hood with exterior venting.

The great room features 12” x 24” porcelain floors, which flow through the kitchen, hallway and bathrooms. The wood-burning fireplace has been restored to its original glory by removing the former, post-dated native stone facade. The exposed structural beam, vaulted ceiling and clerestory windows are some of the trademark Haver details that were consistently used in his 1950s contemporary home designs. The original Haver uplighting has been upgraded to LED.

The bedrooms were originally marketed as “extra large” with “king size closets”. The owner’s suite features a private bathroom and opens to the rear yard with a new R & K door. All bedrooms feature Mohawk “Rare Wonder” patterned carpeting. The bathrooms were taken down to the studs and modernized with timeless finishes: Euro-style cabinetry, Silestone counters, Moen 90 degree chrome plumbing fittings, Kohler low-flow toilets and subway-tiled showers. The hall bathroom has a deep soaker tub and the owner’s bathroom features a free-standing glass enclosed shower with penny-tiled shower pan.

Many of the home’s walls and ceilings were taken down to the studs and the new drywall was finished with a smooth texture and Dunn Edwards premium paint. All new R & K interior doors are finished with Schlage interior hardware. New R & K baseboards and trim were installed throughout the home. New hard-wired and interconnected smoke detectors were installed, along with a Nest programmable thermostat, which can be controlled remotely by a phone app. All new interior lighting includes modern ceiling fans in the master bedroom and great room.  The roof and the HVAC system were replaced in 2012, as well. The laundry facility was relocated and includes new washer and dryer hookups and venting.

Summers are a dream with a re-finished retro diving pool complete with new plaster surface and water line tiles (also worth mentioning-all new electrical lines to the pool equipment), lush lawn and sprawling covered patio. All new sprinkler system was installed with automatic timer (flood irrigation is also available, if desired). A corregated steel RV gate is accessible from the alley.

This home was included on the 2013 Modern Phoenix home tour. The current owner previously remodeled the Haver home across the street, also contributing to the revival of Starlite Vista.
